Guest Room Terms and Conditions
The guest rooms are an added resource provided by our charity to support residents, their family, and friends. We do ask that to help the staff team the room booking procedure and Terms and Conditions are followed as below, so all residents and guests should be aware of these before their stay.
The cost of a guest room is below:
£30.00 per single night
£5.00 for each additional night
£60.00 for 7 nights
Do not allow pets of any kind to stay in our guest rooms.
This is a very competitive rate for an ensuite room in the local area, we provide twin beds, ensuite bathroom, tea and coffee making facilities. We provide pillows and quilts, but you must bring your own bedding and towels

Points to consider when booking the guest rooms.
- Bookings must be made through St John & St Anne residents.
- Any guest room booking is charged at £30 for the first night and £5 each additional night of that stay.
- Guests must be over 18 years old. Those under 18 years old must be accompanied by a parent or guardian.
- The guest room will be made available from 2.30pm on day of check in, except in specific cases where the time may be different on your booking confirmation letter due to housekeeper availability.
- Guests must vacate by 10:30am on the final day of their stay.
- Duvet and pillows are provided but guests must bring their own bedsheets and towels.
- Any damage to property will be charged back to guest.
Use of room
- You must not remove the keys before your arrival time, and they must be returned at or before your departure time.
- Please leave the room clean and tidy.
- Respect privacy of other residents in the building.
- Report any issues with the room or equipment to Mill House.
- Do not cause any health or safety hazard to staff or other residents.
- Do not tamper with any fire alarms or fire detectors.
- Pets are not allowed in the guest room. Official assistance dogs are permitted on site.
- Smoking is prohibited in the guest room or any internal area of the building.
Length of stay
The length of stay is limited to 7 days per visit except by prior arrangement.
Personal belongings
Any personal items left in the guest room will be returned to the resident booking the room on behalf of their guest. St John & St Anne are not responsible for any loss of personal belongings.
Fire alarm
This is tested on a Tuesday morning.
If there is a fire in the building but not inside the guest room, then you are usually safer to stay in the guest room or to exit the building asap. If you ‘stay put’ you should still immediately call 999 for advice and to ensure that the fire and rescue service along with attending emergency crews have been notified.
Occupancy
Maximum of 2 adults in the room.
Cancellation of guest room
Please provide 24 hours’ notice to the office of any cancellation or amendment to a guest room booking. If we do not receive any notice or it is less than 24 hours before the booking, we reserve the right to charge a £15.00 fee.
Cancellation due to events outside our control.
We may also cancel your booking if events outside our control mean that we cannot safely and properly make your room available to you. In that instance, we will try to give you notice as soon as we practically can.
Wi-Fi and appropriate usage policy
Wi-Fi Internet access is provided for guests to access the internet fairly and appropriately. The Internet access provided is intended for general use such as access to the world wide web, email, messaging, social media, light video/music/media streaming. It is not intended or suited for heavy media streaming, online gaming or extensive downloads/uploads.
Covid (Coronavirus) measures
Please call the office and advise if you have had COVID in the last 7 days before your stay. You must tell us straight away if you test positive for Covid-19 during your stay, or if you suspect you might have Covid-19. You agree not to fulfil your booking if you have Covid-19, or suspect you have Covid-19, in the 7 days prior to your booking commencing.
Keys and Key Safes
Keys can be accessed via the key safe and guests must return the keys to the safe when they vacate the room. If a guest loses a key, there will be a £15 replacement charge. You will be given a key code to access the room key on your booking confirmation letter.
Parking
There are limited spaces available in the car park and it is on a first come basis. Vehicles are parked at your own risk and St John & St Anne accept no liability for loss or damage to your vehicle or its contents whilst in the car park.
